LISTING SIDE FEE STRUCTURE:
Most agents will charge 6% total. 3% for the selling side and 3% for the buying side. My fee on the listing side is and always will be 1%. My advice for the buying side is 3% to market your property competitively. This may change over time and with market conditions. So, 4% total. This enables a seller to price the home so it will sell faster. Remember that commissions are not set and it’s your decision. Keep more of your money where it belongs. In YOUR pocket.
BUYING SIDE COMMISSION:
I work for 1.5% on the buying side. If the seller is paying 3%, that leaves money on the table. I use what is called a “buyer rebate” at closing. So, the remaining 1.5% goes to my client as a credit at closing. (pending approval of all parties) I have done this several times. This can help out with closing costs and expenses. It adds up.
