Originally from the Houston area, I am a Marine and former Texas Peace Officer with 27 years of faithful public service. LISTING SIDE FEE STRUCTURE:

Most agents will charge 6% total. 3% for the selling side and 3% for the buying side. My fee on the residential listing side is and always will be 1%. My advice for the buying side compensation is 2.5 - 3% to market your property competitively. This may change over time and with market conditions. So 3.5% to 4% total not 6%.  This enables a seller to have negotiating room and price the home competitively so it will sell faster and save you money at the same time.  Keep more of your money where it belongs in YOUR pocket not mine. You can pay more, but why?

BUYING SIDE COMMISSION:

I work for less when I'm on the buying side as well. If the seller is paying 3% commission to the buyer's agent, my goal is to rebate about half to my clients in the form of a buyer rebate. So the remaining 1.5% goes to my client as a credit at closing. (pending approval of lender and all parties) I have done this several times. This can help out with closing costs and expenses. It adds up. Do the math. I'm going to help put money in your pockets!
